My Eichler has no attic and the laundry sits off the garage. How does the vent actually run?

In the Greenmeadow and Fairmeadow Eichlers, the duct has to go straight out through a wall, because there's no attic to route through and the slab-on-grade floor with radiant heat rules out anything running underneath. That's usually good news for cleaning: the run is short and we can often brush it from both ends in one visit. The catch is that short wall runs frequently end in a flimsy plastic cap or louvered flap sitting low on the exterior, where it gets bumped, painted over, or blocked by shrubbery. We check the termination as closely as the duct itself, since on these houses that's where the restriction usually is.

What goes wrong most often on Palo Alto dryer vents?

Two things dominate. First, the tree canopy. Oak and redwood drop needles, leaf litter and small debris onto roof and wall caps, and the same canopy keeps those caps shaded so they never fully dry. Damp lint packs into a mat rather than blowing clear. Near San Francisquito Creek the morning moisture makes it worse. Second, elbow count. In the Professorville and Old Palo Alto houses, laundry often ended up in a converted service porch or basement far from any exterior wall, so the duct snakes through crawlspace or joists with several turns. Lint collects at every elbow, and a run like that can be badly clogged while the dryer still seems to sort of work.

How soon can you get out here?

Palo Alto is well inside our regular service area, so booking is usually a matter of days, not weeks. If your dryer is running hot, shutting off mid-cycle, or throwing a restriction warning, tell us when you call. That moves you up. Same-day is sometimes possible, more often on weekdays than weekends, and it depends on where the rest of the day's route sits. Older homes off Middlefield-area streets with basement runs take longer per job than a garage-side Eichler run, so our openings vary by what's already on the schedule.

What makes one Palo Alto house cost more than another?

Length and access, mostly. A postwar Midtown or Barron Park ranch with the dryer in the garage and a short run to the wall is at the simple end. A 1920s house where the duct leaves a converted service porch and travels through crawlspace or basement joists with multiple elbows takes considerably more time, and sometimes requires opening an access point. Roof terminations under heavy canopy add work too, since we're clearing debris off the cap as well as lint from the line. ADUs and cottage conversions are unpredictable.
