Our ranch house still has the original ducting running through the attic. Is that worth cleaning, or should it just be replaced?

It depends on what the duct is made of, and in Los Altos that's usually the deciding factor rather than age alone. A lot of the 1950s-70s single-story homes here have laundry rooms set well inboard off the garage or kitchen, so the run travels 15-25 feet through the attic or a soffit with several elbows before it reaches daylight. If that run is smooth metal pipe, it almost always cleans up fine and there's no reason to touch it. If someone strung white vinyl or thin foil flex through the attic during a remodel, cleaning it is a short-term fix at best. That material sags between joists, collects lint in every low spot, and is a fire concern on its own. What actually goes wrong with dryer vents in Los Altos?

Two things dominate here. The first is the roof cap. The mature oak, redwood and leftover orchard canopy over much of this town drops leaves, needles and small twigs continuously, and roof jacks catch it. A damper flap that can't close fully, or a screen packed with debris, backs the whole run up no matter how clean the duct is. The second is the length and shape of the run itself. Those deep floor plans on the wide lots put a lot of horizontal distance and several elbows between the dryer and the outside, and lint settles at every turn. On the newer two-story rebuilds with second-floor laundry rooms, you get the same problem going vertically to a roof jack. Both are normal for the housing here and both are fixable, but neither shows up until drying times get long.

We back up to the Los Altos Hills side. Should we be worried about animals in the vent?

Yes, and it's one of the more common things we find on properties at the foothill edge. Birds especially will use a vent termination as a nesting cavity if the damper is stuck open or the flap has been broken off, and rodents will take advantage of the same opening. Dry-season dust and grass pollen from that side of town also cake onto damper flaps and hold them partly open, which is often what invites the intrusion in the first place. When we clean a vent out here we check the termination for nesting material and make sure the damper seats and swings freely. If a guard is needed, it has to be one that keeps animals out without becoming a lint trap itself.

What makes one Los Altos house cost more than another?

Length and access, mostly. A short run straight out a laundry room wall is the simplest job there is. What we see more often here is the 15-25 foot attic or soffit run with multiple elbows, and that takes longer to clean properly because we work it from both ends and have to reach each turn. Roof-terminated vents add rooftop access, which matters on the newer two-story rebuilds and on any home where the jack sits under heavy tree cover. Homes where the laundry sits deep in the floor plan, or upstairs in a rebuild, land at the higher end of our range; a single-story with a straightforward run lands at the lower end.
